The Process

New homes

  • Initial consultation to discuss your intentions & your needs. Based on our casual discussion we’ll aim to develop a design brief that will satisfy your specific needs in your new home.
  • Site survey to establish feasibility, site levels and all notable features on site. (Trees, fences, easements, pits, discharge points, neighbouring setbacks) Soil test.
  • We develop a preliminary design based on discussions, design brief and client design ideas and sketches. Ultimately satisfying the design brief created with the client.
  • 2nd Consultation discussing our design and any further ideas or thoughts.
  • 3rd Consultation confirming final design (this can be done via email)
  • We complete a 6 star thermal assessment to evaluate the overall energy efficiency of your new home (as required by Australian Building codes)
  • Commence architectural working drawings.
  • Engineering consultants engaged for structural beams & footings
  • Job collated and given over building surveyor for construction permit.
  • Ready for construction!

Multi Unit Development

  • Initial consultation to discuss your intentions what you ultimately want to achieve. Based on our casual discussion we’ll aim to develop a design brief that will maximise your land and give you the best possible design solution. In essence, how many units you ideally want on the site
  • We check with DSE & local council for restrictions, zoning & any design overlays if applicable
  • Site survey to establish feasibility, site levels and all notable features on site. (Trees, fences, easements, pits, discharge points neighbouring setbacks) Soil test.
  • We develop a preliminary design of our discussions. Preliminary design will focus on maximising site usage whilst satisfying ResCode clause 55 and local council regulations.
  • 2nd Consultation discussing our design, we’ll explain to you ResCode clauses to enable you to understand how the design came to be. Discuss any changes or ideas you have.
  • Pre-application meetings with council
  • Commence drawing the town planning documents. (Floor plans, elevations, landscape, shadow plans, site analysis, design response plan, rescore report & photo montages. Coloured perspective if required)
  • Submit application to council for a planning permit (Planning permit will usually take 6-12 months to be approved)
  • During this time we will continue to liaise with councillors, engage our in-house town planner and make any changes the council may want to get the desired planning permit
  • Planning permit and stamped pans received from council
  • We complete a 6 star thermal assessments to evaluate the overall energy efficiency of you’re the dwellings (as required by Australian Building codes)
  • Commence architectural working drawings.
  • Engineering consultants engaged for structural beams & footings
  • Job collated and given over building surveyor for construction permit.
  • Ready for construction!
